Note:
All electrical, plumbing, structural flooring, gas plans, and designs must be consulted with a local architect and structural engineer to abide by local code and zoning requirements.

Which Plan Should I Buy?

PDF only

Get the PDF plans only if you don’t want to make any changes to your layout. Simply hand it over to your engineer and hit the ground running.

PDF + CAD (Editable CAD 2017 .dwg file)

Know a local architect you can trust who’d be happy to help you make a few layout customizations to your pre-designed home plan? Get the PDF + CAD version. The CAD version is for your architect, and the PDF is for your engineer and contractors. 


PDF + CAD + Feasibility Call

Love the house but not sure who to reach out to for modifications? Get this version of the plans and book a call with us to go over your custom requirements. We’ll help you make changes to the plans so you can get every little detail right for your dream home. Extra charges applicable for major changes. 

I have the plans - what’s next?

1.Bring your local engineer and/or architect on board

Consult with your local architect/engineer and expediter to recalibrate the plans with compliance codes of your city/town. At this stage, you’ll also need to check your property's zoning parameters, requirements, and setbacks.

 

4. File for permits

Before you begin your build, consult with your engineer to file for the relevant permits. Typically, this should take between 2-3 weeks. 

2. Decide on all Mechanical (MEP) systems such as electrical, plumbing, gas, oil, septic, etc.

Your local engineer or architect will guide you through setting up the relevant systems according to your area’s zoning codes and your specific needs.

5. Get, set, build!

Once the permits are in place, set a start date with your builder and start swinging hammers!

3. Get your build team together

We recommend beginning this process during the time your plans and permits are being filed. Builders typically take 1-2 weeks to prepare a detailed estimate for the build-out of the plans.
