  • Custom Home Plans with VR Walkthrough!

If you’ve ever wanted to own a home with a lot of character but balked at the restoration costs, structural limitations, and upkeep of a vintage Victorian home built between 1890-1910s (or up to the 1940s if you’re in the Midwest) - we feel you.

Because while older homes are charming, they don’t quite fit your modern lifestyle - where do your appliances even go? (And why are the rooms so small?)

You want a traditional facade with modern sensibilities - an open kitchen, ample closet space, decently sized bedrooms, and bathrooms, and insulated high ceilings that don’t inflate the heating bill.

Our Traditional Victorian Home Plans are made for busy homeowners like you who want their dream home to be a fresh start.

  • Ready to make it yours?

This timeless and elegant house features 3 spacious bedrooms (with roomy closets) and bathrooms, a U-shaped open kitchen expanding into an airy dining room, expansive living, family rooms, and a home office - perfect for a growing family.

With these meticulously drawn-up plans, your contractors will be motivated to put their best foot forward and get it done in record time.

I have the plans - what’s next?

1.Bring your local engineer and/or architect on board

Consult with your local architect/engineer and expediter to recalibrate the plans with compliance codes of your city/town. At this stage, you’ll also need to check your property's zoning parameters, requirements, and setbacks.

4. File for permits

Before you begin your build, consult with your engineer to file for the relevant permits. Typically, this should take between 2-3 weeks.

2. Decide on all Mechanical (MEP) systems such as electrical, plumbing, gas, oil, septic, etc.

Your local engineer or architect will guide you through setting up the relevant systems according to your area’s zoning codes and your specific needs.

5. Get, set, build!

Once the permits are in place, set a start date with your builder and start swinging hammers!

3. Get your build team together

We recommend beginning this process during the time your plans and permits are being filed. Builders typically take 1-2 weeks to prepare a detailed estimate for the build-out of the plans.
