Navigating renovations in NYC can be tricky because of all the moving parts
There's truly no place like New York, and we have years of experience working with co-op and condo board requirements and facilitating the permitting process that makes apartment renovations in NYC so unique.
And we bet you’re wondering:
How do I navigate the permit process and ensure the renovation complies with all applicable regulations?
How do I strike a balance between chic and functional in my newly remodeled home?
Kitchen remodeling in NYC can get expensive fast based on materials, appliances, and layouts - how do I keep a tab on the costs and timeline, while ensuring a high-end build?
How do I manage the quality of workmanship and materials used in my renovation, if I’m not familiar with the construction industry?
How do I know which home improvements add value to my Upper East Side penthouse?
WE TOTALLY GET IT
What if we told you that remodeling your home can feel like a celebratory milestone — not an emotional rollercoaster?
WHETHER YOU WANT TO...
✔️ Elevate your property value
✔️ Upgrade your dated kitchen or bathroom
✔️ Or create a space that’s uniquely you
We’re expert home remodelers who know how to bring your vision to life without unexpected surprises.
WHAT MAKES US DIFFERENT:
We’re a premium luxury design-build firm that takes your remodel from concept to completion and ensures that it’s safe, stylish, and structurally sound
With a design-build firm, the same team is responsible for both the design and construction aspects of the project.
This means that we’re accountable for the success of the project from start to finish, which results in a high-quality renovation with fewer delays or cost overruns.
And since our founder Elizabeth Vergara is a licensed general contractor, architectural designer, and project manager, she has a keen understanding of how all the aspects work together and is on-site to ensure the quality and integrity of the remodel.
We're a one-stop shop
We handle everything in-house, so you don't have to deal with coordinating with multiple parties, playing phone tag, and losing precious time in the construction timeline.
By becoming the single point of contact for your renovation, you only have one party to stay in touch with- us! We anticipate challenges, solve problems quickly and help you breathe new life into your space without stretching yourself thin.
Saving you time and money
By having architectural design and construction aspects under one roof, there are fewer handoffs between key steps (architectural design, construction, and project management), which can save time and money and prevent miscommunication.
We take care of the architectural plans and necessary permits to get you through construction. Just sit back, relax, and let us take care of everything!
Our experience counts
We have worked on countless gut renovations, new builds, and remodel projects since 2013 and currently handle NYC renovation projects totaling a quarter billion dollars.
We also have great relationships with vetted local tradesmen, which ensures a high-quality build on all our projects. When it comes to NYC renovations, we've seen it all and know how to help you get the highest ROI on your remodel.

MEET OUR FOUNDER
Hi! I’m Elizabeth Vergara - licensed general contractor, architectural designer, and turnkey project management expert
Growing up, I watched my father run his own construction company and discovered a love for construction at a young age.
Over the past 13+ years, I've been helping NYC homeowners design and renovate their upscale homes as a Design-Build Specialist.
Fast forward a couple of decades, after getting my MFA in Interior Design, I worked at prestigious design-build firms, managing renovations for high-end clients with an eye for perfection.
It soon became clear to me that my clients needed someone on-site to guide them through the renovation process from start to finish. That's where my passion for merging the design and construction phases into one cohesive process was born.
Unlike other design-build firms that only handle one aspect of the process, my team and I handle both the design and construction phases, saving you both time and money.
Honestly, I’m happiest when I’m on a job site - I’m not afraid to get my hands dirty if that’s what a project calls for. This is what makes the Vergara Homes team easy to work with - we’re always ready to go above and beyond to bring your vision to life.
Ready to take the stress out of the renovation process and make your dream home a reality?
“Working with Vergara Homes was a great experience! We were very happy with the design ideas, Elizabeth was as friendly and proactive as could be, and she was flexible and willing to fit the job to our needs. Highly recommend.”

I’m familiar with the industry - is this guide too basic for me?Not at all. Many people who are familiar with the industry are still not experts and can still make beginners mistakes. More often they are well versed in certain portions of the project and clueless on other parts of the process. This guide gives you insider tips to handle a specific type of renovation. And, you get all the resources we use for our done-for-you clients: spreadsheets for planning, templates, and examples of permits, insurance, and licenses, product lists, as well as access to our network of trusted contractors and trades. So we’re sure you’ll find this guide actionable even if you’re familiar with the industry.
Is this guide for private resident owners or those who live in a co-op?There are a few exceptions for bathroom renovations in private residences and co-ops (we clarify that in the guide). This means you’ll find this helpful whether you live in a co-op or a private residence.
When is the best time to schedule my call with Elizabeth? You can schedule a call with Elizabeth whenever you’re ready. However, we want to make sure you get the most out of your 1:1 call. We advise you to schedule it after you’ve surveyed your bathroom, prepared a list of questions, after you’ve gone through the guide up to module 4, and prepared a style board (at least) or when you’re done going through the guide.
What if my contractors and trades think I don’t know what I’m doing? When you purchase the guide, you’ll get a comprehensive list of questions and checklists (categorized by worker scope for bathroom renovations) that you can rely on to brief your workers. This means you’ll never have to wing it when you’re speaking to them.
What if I accidentally damage my home and end up increasing the cost of the renovation? You’re not doing the renovation work yourself, so the chances of damaging your home are pretty slim. Accidental damages are usually a side effect of hiring unqualified trades and contractors. But when you get this guide, you’ll learn the ins and outs of vetting and hiring qualified trades who are committed to excellence. And if you notice below-par workmanship, the guide also offers recommendations on navigating these conversations and getting replacement work done without any additional cost to you.
How soon can I start planning my remodel after going through the guide? You’ll plan as you learn. We know you don’t have the time to sit through a complicated and boring course. That’s why each module is packed with easy-to-implement tips and relevant, current information. Overall, it’ll take you a couple of days to go through the guide (think 2-3 hours each day to learn and implement), and then you’re off to the races.
